General Technical Features
The structure of the building is reinforced concrete frame with a 3,0 kN/sqm load-bearing capacity for office premises. The building is designed on a 7.5 m x 7.5 m and 8.0 m x 7.5 m grid, which allows optimal internal layouts as well as a well-functioning car park. The plan allows flexible leasing options, from smaller occupancy (270-350 sqm) to significantly larger tenant layouts. Entire level can be let to a single tenant with a contiguous space of 2.800 m2.
Generally, suspended ceilings will be built.

External Façade
The façade has an attractive architectural concept merging simplicity and grandeur. The street façades are divided into three elements:

  1. glass-covered shop fronts on the ground floor,
  2. triple-glazed aluminium framed windows and simple rendered finish combined with Eternit-clad surface on the middle section,
  3. pillars rising from the street and supporting the roof.

 Landscaping
The impressive garden is accessible via the main lobby. Covered walkways along the walls provide an open connection between the lobby and the main staircases of each wing.

 Common Areas
The office building’s main entrance, with central reception, information area and security checkpoint, is on Dózsa György Road. The reception areas are finished with elegant, natural stone surfaces. The center cores have ceramic tiles combined with plasterboard walls. A restaurant and café with a capacity of 600 people will be next to the main reception.
Water used  is warmed through solar energy*.
* It is everywhere in the buiding.

Office Area Finishes
The layout of the office areas is totally flexible either as fully open space, cellular type or a mixture of both. The office areas’ internal walls are of light frame structure covered with plasterboard and insulated with mineral wool.
The floor is covered with swivel chair-resistant antistatic carpet. The internal room height is minimum 2.65 meters, using a combination of suspended ceiling of 0.49 meter and ceiling-free areas. The washroom facilities and tea kitchens are situated inside the tenement and can be built out according to tenants’ individual needs. Handicapped toilets are in the common areas. Wood-veneered doors are between the office areas.  Rainwater and groundwater are used for the flushing of the toilets and garden irrigation.

Parking Area
In Phase 1, a total of 426 parking places are available, partly on the ground floor and on three underground levels, with access from Szabolcs utca.

Lifts
In the cores, there is 1 freight lift (1000 kg load capacity) and 2 passenger lifts (800 kg load capacity).
Three lifts placed in the central core serve as a connection between the car park levels and the main lobby.

  Security System
Security cameras are placed at the entrances of the building and at the garage entrance monitoring the common areas and the outdoor activity. The office areas can be accessed through entrance points with an individual card system.

Fire Security
An intelligent, module-based system controls the fire alarm, fire-protection mechanisms and smoke evacuation.
Internal corridors are equipped with smoke removing device. Sprinkler system is installed in the car-park levels.
Each staircase has a smoke-free lobby.

Building Management System
The building has a DDC-system, enhandes to EBI, with connections supervising all the building services (elevators, fire protection, electrical networks, etc.).

Air Conditioning
Four pipe fan-coil units  with circuits designed to allow simultaneous cooling and heating in different sections of the building.

Heating
Heating will be provided from the district’s central heating network, an environmentally-friendly solution.

Lighting
Common areas are lighted with either fluorescent lamps. In the office areas, the planned average luminance of workspaces at 0,8 meter is 400 lux. The emergency lighting system includes exit-sign lights with incorporated batteries.

Ventilation
The fresh air supply has a ventilation capacity of 10 m3/person. A CO2 detection system is placed in the garage.

Telecommunication
A flexible telecommunications backbone means that cabling from several service providers can be installed. Telephone trunk-cables are conducted in shafts. The IT system of each unit will be built according to the specific requirements of the tenants.

Electrical Services
The main electrical supply is provided via three local transformers (each with max. 1,6 MVA transformer).
A diesel generator is provided to supply emergency equipment. Space is provided for tenant generators.

Power Outlets
In the office areas, floor-boxes will be placed in an average of 1 box/16 sqm of work place. There will be 3 normal socket outlets, 2 diesel-backed socket outlets for power and 2 RJ45 plugs for IT in each floor-boxes.
